What is a property sourcer?

A property sourcer is a professional who finds and negotiates below-market-value property deals on behalf of investors. Acting as your eyes and ears on the ground, a property sourcer identifies opportunities that align with your investment goals, whether that’s strong cash flow, capital growth, or hands-off buy-to-let returns.

Unlike estate agents who work for sellers, a property sourcer works for you, the investor. Their job is to uncover high-potential properties, often off-market or pre-marke, and secure them at the best possible price. This includes carrying out thorough due diligence, negotiating with sellers or agents, and presenting only pre-vetted investment opportunities that meet your specific criteria.

A compliant UK property sourcer must be registered with:

  • The Property Ombudsman (TPO) – for complaints resolution
  • HMRC for Anti-Money Laundering (AML) supervision
  • The Information Commissioner’s Office (ICO) – for data protection

These registrations ensure the sourcing process is transparent, legal, and regulated.

Our service is designed to give you a hands-off, stress-free way to invest in property.  

We will set up a meeting with you in person or virtually to discuss your requirements, gain an understanding of your investment goals, and explain how our property sourcing service works.

The consultation is free of charge. 

If following our consultation you wish to proceed, we will walk you through our Client Onboarding process.

This is a simple and straightforward process where we ask you to provide proof of funds so that when we do present an investment opportunity to you, we know you’re in a position to purchase.

Should you require a mortgage it will be at this stage that we will introduce you to our team of mortgage brokers if you need assistance in this area. 

If we have a property that fits your investment criteria, we will present it to you once the onboarding stage is complete.

If we don’t have a property that fits, we will get to work on sourcing you an investment that does. 

We use various strategies to source our clients’ investments including direct to vendor and estate agent relationships. 

We will send you an Investment Opportunity pack which will include the purchase price, property location, return on investment forecasts, reasons why the proerty is a strong investment and much more. We will also conduct viewings of the property with you in person or virtually.

If for any reason you don’t want to buy a property that we present to you, we will source you an alternative.

We will manage the purchase phase of your property all the way up until it is complete.

We have an extensive power team of mortgage brokers and solicitors for you to use should you need them. If you already have an appointment broker or solicitor that’s fine, we’ll liaise with them when needed, as well as the vendor.

If the property that we source you needs refurbishment work, which you will be made aware prior to purchase, you can use our experienced build team.

We provide our clients with a professional lettings service. 

We will you find suitable tenants for your property, manage its upkeep and collect rent on your behalf.

How much is a property sourcer?

The fees charged by property sourcers can vary depending on various factors such as the scope of services provided, the complexity of the search, the location, and the market conditions. Property sourcers typically charge either a fixed fee or a percentage-based fee.

Fixed Fee: Some property sourcering agents, like us, charge a fixed fee for their services. This fee can vary depending on the level of involvement required, the number of properties being sourced, and the specific requirements of the client. The fixed fee can range from a few hundred dollars to several thousand dollars.

Percentage-Based Fee: Another common fee structure is a percentage-based fee, where the property sourcer charges a percentage of the property purchase price or the investment amount. The percentage can range from 1% to 3% or even higher, depending on the market and the complexity of the search. It’s important to clarify with the property sourcer if the fee is based on the purchase price or the investment amount.

In some cases, property sourcers may also have a combination of fixed fees and percentage-based fees, depending on the services provided. Property sourcing is a service that finds buy-to-let properties for investors who want to purchase them to build a portfolio. It is a service often carried out by experienced sourcing agents like ourselves. 

We predominantly specialise in finding strong single-let investments for our clients, with the intention of refurbing and renting them out on a medium to long-term basis. This model allows you to refinance and repeat to expand your BTL portfolio!

We do work with a select number of clients who engage us to source HMOs, however, this is done case-by-case depending on your investment criteria.    

We use our wealth of experience and local contacts to source properties that are on and off-market.

That isn’t a problem as we can source, refurb (if needed) and manage your property, therefore you can get a completely hands-off investment experience from wherever you are in the UK.

Yes, we work with clients based in the UK and abroad. 

We work with clients with an investment budget of £50,000 and over. This ensures the available funds are available to cover the property purchase and any refurbishment work that might be required.
